HOA Approval for a New Garage Door: What Arizona Owners Check

HOA approval for garage door replacement in Arizona: what to check in your CC&Rs, what to submit, and why to wait for written approval before ordering.

HOA Approval for Garage Door Replacement in Arizona

Usually yes for any change in style, color or material, and often even for a like-for-like swap. The answer depends on your recorded CC&Rs and design guidelines, not on one statewide rule.

Arizona's planned-community statutes sit in A.R.S. Title 33, Chapter 16, and they address architectural review committees. One provision says approval of architectural designs and plans may not be unreasonably withheld.[1] The statute does not tell you what your own community requires.

Your governing documents do that. They include the CC&Rs, the design guidelines and the architectural review committee (ARC) form.

Communities in Mesa, Gilbert, Chandler and Scottsdale differ from one another. Some reviewers handle a direct visual replacement administratively, while others still want a full application.

What HOAs Usually Regulate on a Garage Door

Review items vary by community, but these are typical:

  • Panel style (raised, flush or carriage house)
  • Color and finish
  • Windows or glass inserts
  • Hardware
  • Material (steel, wood or composite)

One Arizona community requires overhead garage doors to match the residence's design and color and prohibits artwork on them.[2] Another requires garage doors and borders to match the existing color, with ARC approval before any color change and color-chip and manufacturer information with the request.[3]

Some Arizona communities require doors to stay closed except as reasonably necessary for entry or exit.[4] Check your own documents.

Before you shop, ask for the approved color palette and any pre-approved door models.

Getting HOA Approval Step by Step

A sequence keeps the quote and the application consistent with each other.

  1. Get the governing documents. Request the CC&Rs and design guidelines from the management company or community portal.
  2. Get a written quote. It should name the model, panel style, color, windows and hardware.
  3. Submit the ARC package. Include the ARC form, the manufacturer spec sheet, a color swatch and a photo of your current door.
  4. Ask for the review timeline in writing. Forms often leave it vague.
  5. Wait for written approval, then order. A verbal nod from a board member or manager is not approval.

Ask your installer whether they can supply submission documents. The Garage Door Installation and Replacement page covers what to look for in a door and a provider.

Step by step

From documents to approval

  1. Get the governing documents

Request the CC&Rs and design guidelines.

  2. Get a written quote

It names the model, panel style, color, windows and hardware.

  3. Submit the ARC package

Include the form, spec sheet, color swatch and a photo of your current door.

  4. Ask for the timeline in writing

    Forms often leave it vague.

  5. Wait for written approval

Order only after approval is in writing.

Keep the approval letter and any conditions. Note whether the approval expires, since a long lead time on a custom door can outlast it.

HOA Approval vs. City Permit Differences

These are separate checks, and one does not replace another.

Check Who decides What they check Where to confirm
Appearance HOA / ARC Style, color, material under your community documents Your CC&Rs and design guidelines
Code compliance City building department Whether your replacement needs a permit Your city's building or planning office
Wind label Spec check, ask the building official which rating applies Design pressure in psf, not mph Manufacturer label and spec sheet

Permit rules vary by city. Confirm with your city building department before you assume either way, and see Do You Need a Permit to Replace a Garage Door in Phoenix?.

On wind, compare psf figures rather than mph claims. Our Wind-Rated Garage Door Cost in Arizona page covers that spec.

Licensing is a third layer. Arizona requires a contractor license when the total project cost, labor and materials included, exceeds $1,000 or when the work requires a local permit.[5] Verify the contractor through the ROC Contractor Search at roc.az.gov/contractor-search.

Some HOAs also ask for proof of license and insurance with the application. See Arizona ROC License for Garage Door Companies Explained.
